  1. 1. Define scope and rough budget

    We respond within one business day with a QBCC (Queensland Building and Construction Commission)-licensed builder in our network suited to your project size, style and timeline.   3. 3. Free in-home design consult

    The matched builder visits, takes detailed measurements, walks through layout options, and discusses material and finish choices. Allow 60 to 90 minutes for the consult. The matched builder leaves with enough detail to quote within 5 to 10 working days. Read the cabinets and benchtops guide before the consult to come prepared.

  4. 4. Review the fixed-price quote and contract

    Quotes from builders in our network come on a HIA or Master Builders fixed-price Domestic Building Contract (compulsory in Queensland over $3,300). Read the contract carefully - it should include the scope, contract price, payment milestones, variations process, warranty period, and start and end dates. QBCC home warranty insurance is included; the builder pays the premium.

  5. 5. Cabinet fabrication and on-site work

    4 to 6 weeks of cabinetry and stone fabrication off-site. Then 2 to 4 weeks of demolition, install, plumbing, electrical, and finishing. Read the timeline guide for the day-by-day breakdown. Most clients live in the home through this phase with a temporary kitchen station set up.

  6. 6. Final walk-through and snag list

    Final inspection together with the matched builder. Note any snags (chips, alignment, finish issues). The builder rectifies snags within 5-10 working days. You receive plumbing and electrical certificates of compliance, the QBCC home warranty paperwork, and the final invoice on completion.

How this checklist is structured (Method)

The checklist mirrors the standard six-stage kitchen renovation path used by QBCC-licensed builders in our network: scope and budget, builder match, free in-home consult, fixed-price written quote on a Domestic Building Contract, fabrication and on-site work, and snag list. Each stage carries a clear handover document so you know what you should have at the end of it.

Regulatory anchors built into this checklist:

  • Domestic Building Contract threshold ($3,300). Any residential kitchen work in Queensland over $3,300 (incl. labour and materials) must be on a written Domestic Building Contract under Schedule 1B of the QBCC Act 1991. (Schedule 1B replaced the repealed Domestic Building Contracts Act 2000 from 1 July 2015.) The $3,300 figure is the contract-and-warranty trigger; the contractor licence is a separate obligation that applies to regulated building work generally.   • QBCC home warranty insurance. Compulsory on residential building work over $3,300 in Queensland. The contractor (not you) pays the premium, typically 1-2% of contract value. Cover details on qbcc.qld.gov.au.
  • Engineered-stone ban (1 July 2024). All current benchtop selections in our network comply with the national Safe Work Australia ban on engineered stone with 1% or more crystalline silica.
  • Statutory warranty. The QBCC Home Warranty Scheme provides 6 years 6 months for structural defects and 12 months for non-structural defects on residential work in Queensland.
